If you’re an experienced land investor you may find the program’s material redundant.
On your first session, you'll receive a Google Drive folder that includes the program’s session outlines & resources.
You’ll also be added to a private Slack channel that, in effect, gives you the ability to text Jaren’s personal cell phone at any time!
Throughout the program, Jaren will go through 5 topic-based lessons that include certain action steps you’ll be required to complete.
As long as these action steps are accomplished, by the end of the program, you will successfully acquire your first deal.
Additionally, as leads come in response to direct mail efforts, there will be certain sessions solely dedicated to processing leads and analyzing properties.
During these sessions, you and Jaren will run comps, run due diligence, find local land-specialized real estate agents and more
Get-to-Your-1st-Deal Land Coaching includes 5 topic-based sessions that cover different aspects of the land business and unlimited non-topic-based sessions until you successfully take title to a property & have it listed for sale with a land-specialized agent.
Each one of the 5 topic-based sessions build on each other and ultimately lead to the successful completion of a land deal.
These topics range from market research, direct mail marketing, working with land-specialized agents, due diligence, closing paperwork and more.
Additionally, each one of the 5 topic-based sessions include exclusive resources like checklists, previously collected market research data, your first direct mail list (at no cost to you), Jaren’s personal letter templates, phone scripts and more.
What’s more, for the duration of the program you’ll have unlimited access to Jaren’s personal cell phone via Slack instant messaging.
Beyond that, Get-to-Your-1st-Deal Land Coaching also includes a Pebble Pro account FREE for 3 months!
As a part of the program, Jaren will provide extensive Pebble-specific training and set up your account’s basic workflow.
Generally, we suggest having at least $5,000 - $10,000 available in working capital in addition to the cost of the coaching program.
Get-to-Your-1st-Deal Land Coaching is a one-on-one coaching program.
- Students must complete all action steps assigned during the program.
a. This includes land business related tasks Jaren assigns at random as well as the action items assigned throughout the topic-based sessions.
- Students must schedule coaching sessions on a consistent and frequent basis. Intervals between sessions are not to exceed 28 days unless approved by Jaren in writing.
If a student fails to deliver on these commitments, Jaren has the exclusive right to terminate the contract and cease all further coaching, with no further obligation, including but not limited to, any financial reimbursement.
Generally, we suggest dedicating 2-3 hours per day, 5 days per week (10-15 hours total).
This should suffice for the demands of the coaching program as well as the land business itself.
Unlimited coaching means… unlimited coaching!
As long as students uphold their commitments outlined in our coaching contract (see below) Jaren will make himself for a weekly coaching session until students have taken title to a property and have it listed for sale with a land specialized agent.
Each coaching session is approximately 60 minutes long and students will have unlimited email & Slack access to Jaren in between sessions.
Again, as long as students uphold the “Client Commitments” outlined in the coaching contract, Jaren will make himself available to meet at least once a week, for approximately 60 minutes, and won’t stop until a student has successfully acquired a deal and has it listed for sale with an agent.
The coaching contract will be sent out for signature via PandaDoc immediately after a student successfully submits payment.
The “Client Commitments” are as follows:
- Client commits to completing all land-business related assignments given by Coach during coaching sessions.
- Client commits to scheduling meetings on a routine basis. Intervals between sessions are not to succeed 28 days unless approved by the Coach in writing.
If Client fails to deliver on the commitments outlined above, Coach has the exclusive right to terminate this contract and cease all further coaching, with no further obligation, including but not limited to, any financial reimbursement.
